Feasibility & Pre-Construction
The most expensive mistake in commercial construction is committing to a space before you know what the build will actually cost. Our feasibility study gives you the real numbers, the real timeline and the real scope before you sign anything.
Why Start with a Feasibility Study?
Most construction headaches start before a hammer ever swings. A business owner signs a lease, then finds out the electrical panel can't support their equipment, the HVAC system needs a full replacement, the landlord's work letter doesn't cover what they assumed, or the permit timeline pushes their opening date back by two months.
By then, the lease clock is running, rent is due and the budget is already blown.
Our feasibility study is designed to catch all of this before you commit. We walk the space, review the mechanical and electrical capacity, check zoning with the City of Ottawa, review your landlord's work letter and give you a detailed scope with real numbers. You make your decisions with full information, not assumptions.
The NobleStar Lock-In Process
Four steps that lock your cost, timeline and scope before a single wall comes down. No surprises mid-build because we eliminate them before we start.
1. Lease & Site Due Diligence
Before you commit to a space, we walk it with you and review what actually matters: your landlord's work letter, existing mechanical and electrical capacity, washroom count, ventilation limitations and anything that could blow your budget after the lease is signed. We check zoning with the City of Ottawa to confirm your intended use is permitted. If the space doesn't work for what you need, you find out now, not after you've signed a five-year lease.
2. Scope Lock & Budget Confirmation
We build a detailed scope of work based on your actual business requirements, not a generic template. Every line item gets a real number based on current material pricing and trade costs in Ottawa. You get a written budget with no allowances hiding behind vague language.
3. Permit Fast-Track
We prepare and submit your City of Ottawa building permit, electrical permit, HVAC permit and any trade-specific permits before construction begins. We coordinate directly with City officials and schedule inspections in advance so your project isn't sitting idle waiting on paperwork. Most commercial fit-ups in Ottawa take 4 to 12 weeks for permit approval. We submit early, stay on top of every outstanding item and keep the timeline from slipping before a single tool hits the site
4. Build Schedule & Milestone Map
You get a week-by-week construction schedule tied to your opening date or lease start. Every trade, every inspection and every material delivery is mapped out so you know exactly what's happening and when. We send you progress updates at every milestone so you're never wondering what's going on with your project. If something shifts, you hear about it the same day with a plan to get back on track.
Already Know Your Space?
Not every project needs a full feasibility study. If you've already signed your lease, know your scope and are ready to build, we can skip straight to a site visit and estimate. The feasibility study is for clients who want full due diligence before committing. If you already know what you need, reach out and we'll get straight to the numbers.
Who Should Start with a Feasibility Study
Business owners considering a commercial lease who want to know the real build-out cost before they commit.
Franchise operators opening new locations who need to verify the space meets franchise brand standards before signing.
Landlords and property managers preparing a space for a new tenant and want a clear scope and budget for the tenant improvement.
Restaurant and cafe owners who need to understand the mechanical, electrical and health board requirements before committing to a space for food service.
Wellness and fitness studio operators who need to verify the space can handle the HVAC, electrical and acoustic requirements of a heated yoga, Pilates or gym build-out.
How the Feasibility Study Works
Step 1: Initial Call (Free)
We start with a 15-20 minute phone call to understand your project, your space and your timeline. We give you a rough ballpark range and explain the process. If the project is a fit, we move to the formal study.
Step 2: Paid Feasibility Study
Our pre-construction feasibility studies start at $1,500 depending on the project scope and complexity. This covers the full site visit, mechanical and electrical assessment, lease review, detailed scope of work, written estimate and project timeline. You receive a professional document you can use to make informed decisions, negotiate with your landlord or secure financing.
Step 3: Credit Toward Construction
If you move forward with NobleStar for the construction, the full feasibility study fee is credited toward your construction contract. You pay nothing extra for the pre-construction work. If you decide not to proceed, you still walk away with a detailed scope and budget you can use however you need.
Why Ottawa Trust Noblestar for Pre-Construction?
One Team, One Call
We bring our own licensed trades and coordinate every scope under one contract. You don't hire separate HVAC, electrical and plumbing contractors. You deal with us and we deal with everything else.
Ottawa Permit Experience
We've navigated the City of Ottawa's permit process across multiple commercial project types. We know which applications get flagged, what inspectors look for and how to keep your timeline from stalling over paperwork.
Real Numbers Before You Commit
Our pre-construction estimates are based on actual trade costs and current material pricing in Ottawa. No vague allowances, no surprise change orders. You know the real cost before you sign off on anything.
Pre-Construction Feasibility Study FAQ
How much does a feasibility study cost?
Our pre-construction feasibility studies start at $1,500 depending on the project scope and complexity. The fee covers a full site visit, mechanical and electrical assessment, lease review, detailed scope of work, written estimate and project timeline. If you proceed with NobleStar for the construction, the full study fee is credited toward your contract.
How long does a feasibility study take?
Most studies are completed within 5 to 10 business days from the site visit. You receive a written document with a confirmed scope, budget and timeline you can use to make your decision.
Can I use the study to get quotes from other contractors?
Yes. The feasibility study is yours regardless of whether you hire NobleStar for the construction. You'll have a professional scope of work and detailed estimate that any contractor can price against. That said, most clients who go through our feasibility process move forward with us because they've already seen how we work.
Do I need a feasibility study if I already have a lease?
If you've already signed, a feasibility study still protects you by identifying hidden costs (electrical upgrades, HVAC replacements, zoning issues) before construction starts. It's the difference between knowing your real budget before demo and finding out mid-build that you're $50,000 over.
